Buyer Agency - Cost
Q: What is the cost of a
Buyer's Agent? Do I pay a commission?
A: In Houston, Texas,
buyer representation is usually paid for by the seller of the property. The seller
pays the listing agent a commission and the listing agent pays the Buyer's
Agent. You don't pay!
Q: Do I save anything by
using a Buyer's Agent?
A: This will depend upon
many factors specific to you and your home purchase. However, it is generally
believed in the industry that home purchasers represented by a Buyer's Agent may save as
much as 2% to 8% of the purchase price when compared to purchasers not represented. Many large employers now require their employees to
utilize a Buyer's Agent when relocating.
Q: Are there any other
fees? What about closing costs?
A: You will still pay
normal and customary closing costs associated with any real estate purchase.
In addition, Blakeman Properties charges the buyer a $295.00 processing fee.
Q: What if we just want
to see some homes to figure out if we want to move to Houston or not?
A: Area tours are often
a good idea to help define areas of interest and find out what is available.
However, with no assured intent to buy there is a problem with compensation
for the Buyer's Agent. Therefore we bill our hourly rate ($125/hr) on a
pay-as-you-go basis for tours. If you do end up buying you will be credited
the amount at closing.
