Terms and Conditions:

Term of Listing No Minimum Term / Maximum Term of Six Months; Seller selects the Listing Term.

Cancellation Cancellation (termination) with10 days written notice & $295.00 termination fee.

MLS Changes Price, Remarks etc. may be changed at any time in MLS upon written notice with a $95.00 change fee.

Broker Fees All fees are payable at time of service or as specified in the listing agreement and are non-refundable.

MLS requires a "Co-op" Fee to the selling broker (the broker bringing the buyer). The amount of "Co-op" Fee is selected by Seller at time of listing. "Co-op" Fees may be a percentage of sales price (e.g. 3.0%) or a fixed dollar amount. "Co-op Fees" are paid at closing.

Listing broker reserves the right to charge on an hourly basis for special services requested or necessary or time expended in excess of that normally required for any service during the listing period. Broker's hourly fee is $125.00 (also applies to travel time, if any).

Other Discounts Buyer Rebates and other discounts are NOT  available with this plan.

Special Notes All Basic Services are required for any listing.  However, services are only billed and payable when actually used. For example, a listing which never receives an offer does not incur any charge for "Offer", etc.

The "Offer" and "Contract" fees shown apply to each offer and contract. Additional offers and/or contracts will incur separate charges.

The total Plan II Broker's Fee may be significantly less than traditional plans depending upon Seller's utilization of Basic Services and choice of Optional Services.
