Q: I just want a
MLS listing.
Why must I also have the Offer and Contract parts?
A: MLS listings invite RealtorŪ
involvement and any offers will be generated by a RealtorŪ. They
expect to deal with another RealtorŪ, not directly with a seller. If
you do not have a RealtorŪ involved on your side you are at a
disadvantage. Additionally, all real estate transactions include risk.
Blakeman Properties believes that it is to your advantage to have our
professional RealtorŪ management throughout the process.
Q: Other firms offer a really cheap "Flat
Fee" for MLS, period. Why shouldn't I go with them?
A: You get what you pay for.
Firms that only place you into MLS may leave you stranded
without the Representation
and advice you need for a successful sale. We believe that when people understand what's
involved they welcome a small amount of added cost for the peace of mind and protection that Representation

Q: Can someone come out and
discuss this plan with us?
A: The cost savings of the plan
do not include sales presentations and depend on your providing much of the
listing information on-line. We are
available by email and telephone to answer all of your questions. If added
assistance is needed Listing and Home
Preparation meetings are available at added cost.

Q: How should I determine the List Price?
A:
List Price is critical. A home priced too high will never sell.
Because of this you will receive a CMA
& Pricing evaluation with your
listing. However, the final decision on
the list price for your home is yours to make.
Q: What if I find a buyer on my
own after I list?
A: That would be great for you
because you will save some money. However, because the
listing is "Exclusive" you will still be obligated to use
Blakeman Properties to complete the sale. In such a case the Co-op
Fee is reduced to 1.0% of the li
rist price and you are still obligated to the total cost of Basic Services as they are
incurred.
Q: Do I need to offer a 3.0%
Co-op fee?
A: No. The amount and type of
Co-op fee is your choice and may be more or less than 3.0% of the
sales price. It can also be set at a fixed dollar amount of your choosing.
Q: What if I never get an offer
and my home never sells?
A: In that case you would only
have paid the $1495.00 sign up cost and would incur no other expense
(assuming there are also no other Optional Services utilized).
Q: Can I pay on-line?
A:
Sorry, we are not set up for that at this time. Once you sign up we
will email or fax you the listing agreement and other necessary forms. Your payment is made by check when you return
the forms by regular mail.
Q: How long does it take to get my
listing in MLS?
A:
After we receive your sign up forms, listing information and payment
an appointment is scheduled to meet with you, obtain a key and place the
sign. Your listing will be entered in MLS within a
day or so.
Usually the whole process takes only 3-4 business days, start to
finish.
Q: Why is there an hourly fee part? Will I have to pay
something more?
A:
Normally there will be no hourly charges. However, although we have
have tried to include every possible contingency in the Fee For
Service options, there may be issues which come up which require extra
explanation, handling or other involvement by us. Similarly, you may
request additional help or assistance beyond the scope of the standard
options. We must charge in these instances but will notify you ahead
of time when they arise.
