Q: I just want a
MLS listing.
Why must I also have the full service package?
A: MLS listings invite RealtorŪ
involvement and any offers will be generated by a RealtorŪ. They
expect to deal with another RealtorŪ, not directly with a seller. If
you do not have a RealtorŪ involved on your side you are at a
disadvantage. Additionally, all real estate transactions include risk.
Blakeman Properties believes that it is to your advantage to have our
professional RealtorŪ management throughout the process.
Q: Other firms offer a really cheap "Flat
Fee" for MLS, period. Why shouldn't I go with them?
A: You get what you pay for.
Firms that only place you into MLS may leave you stranded
without the Representation
and advice you need for a successful sale. We believe that when people understand what's
involved they welcome a small amount of added cost for the peace of mind and protection that Representation

Q: Can someone come out and
discuss this plan with us?
A:
We generally do not do sales presentations
nor do we create fancy brochures and other
illusions to get your business. We provide all the
listing information on-line. We are
available by email and telephone to answer all of your questions.
Q: How should I determine the List Price?
A:
List Price is critical. A home priced too high will never sell.
Because of this you will receive a CMA
& Pricing evaluation along with your
listing agreement package and we will tell you where to price your
home for best results. The final decision on
the list price for your home is yours to make.
Q: What if I find a buyer on my
own after I list?
A: That would be great
but that does not change the terms of your
listing. We remain your listing broker and continue to provide you
the full service at the agreed price.
Q: Do I need to offer a 3.0%
Co-op fee?
A:
As your listing broker we determine the fee
offered to other agents who participate in the sale by bringing the
buyer to the table. The amount and type of
Co-op fee may be more or less than 3.0% of the
sales price. It is also sometimes set at a fixed dollar amount.
The Co-op fee comes out of the total commission you are charged.
Q: Why is there an hourly fee part? Will I have to pay
something more?
A:
Normally there will be no hourly charges. However,
sometimes clients request additional help or assistance beyond the scope of the standard
listing agreement. In that case we must charge
additional but will notify you ahead
of time when such a situation arises.
