| THE “SHOTGUN” APPROACH
The shotgun has appeal in bird hunting because
it can easily hit a
small fast target. In football the shotgun offense is popular due to its flexibility and wide
range.
Some people think the shotgun in
real estate is the answer too: call
on every sign; e-mail to every online listing; contact multiple agents. However, a shotgun homebuyer
usually gets few birds and stumbles
before the end zone.
After a shotgun buyer makes his
inquiries he's often confused about
whom he called and for which listings. His strategy wastes time while other hunters bag the
nicest homes. Then the clock runs
out with too many agents on the field.
So, what should the smart
homebuyer do? Use the rifle approach. Take
careful aim on only one professional. Then pass the ball to that agent and let him go in for
the touchdown.
By narrowing the field of play the
chance of a score is greatly increased.
Then you can spend the time saved watching football or
at the hunting lease.
