The Real Story
It's time to sell your home. The ads for
getting "listed" in MLS (Multiple Listing Service) at a heavily
discounted flat fee sound like a great deal. After all, MLS exposure is all it
takes, right?
Wrong! An MLS listing is just the tip of the
iceberg. There is no question that being listed in your local MLS gives the
best possible market exposure. But, consider the rest of the home selling
picture.
For example: Who will schedule the showings?
Are you sure you set the price right? How will you determine if prospects are
qualified to buy? What contract terms are usual and accepted for your market?
How will you comply with all the home selling laws? Who will answer all your
questions?
Home selling is time and knowledge intensive.
By conservative estimates the average Realtor spends 40-50 hours getting a
home sold. He or she provides critical skills and experience not available in
"how to" books or web sites. This level of effort and expertise
doesn't come for free and will never be available for a nominal MLS "flat
fee".
Is the only alternative a traditional
"full commission"? No, not at all. Most Realtors now offer a
"menu" of listing plans and/or "fee for service" options
to meet the needs of today's home sellers. By taking on some of the
traditional work and risk sellers can have the representation and expertise
they need and still save in the process.
