Fee For Services - Sellers
If there is anything that the real estate
business has a lot of it's tradition. And, for home sellers, the biggest
tradition seems to also be the most expensive - the commission.
Traditionally, the seller pays a commission to
the listing broker at closing. And, traditionally, the commission is somewhere
between 5 and 7 percent of the sales price. That percentage can be a hefty
chunk of 'tradition' for an expensive house.
But, that's just the way it is, isn't it? No,
Not necessarily. Progressive RealtorsŪ are now offering something called Fee
For Service pricing. The way it works is that you only pay for what you use,
just like you would purchase other professional goods and services.
Don't need or want open houses? Don't pay for
them. Don't think you need a CMA to price your house? Don't pay for one. Want
to control your advertising? Pay only for what you want and need.
You can also pay the RealtorŪ on an hourly
basis for advice, counseling, negotiation assistance and other services. That
way, if you need less help than someone else you don't overpay.
The bottom line is that the home seller can
save money without losing the professional support and expertise that is
critical. And, the RealtorŪ comes out ahead too. He doesn't spend time on
unwanted, unneeded tasks just to pacify a seller who will be paying a huge
fee.
